This website is operated by Beehive Business Brokers LLC, 3730 N. State Road 32, Kamas, Utah 84036. Using it means you accept these terms. If you do not, stop using it.

It is marketing and general information about buying and selling small businesses. It is not legal, tax, accounting, financial or investment advice, and reading it does not make anyone your adviser. Every deal turns on facts we do not know from here. Get your own attorney and your own accountant before you sign anything.

Sending the contact form, calling us, or asking about a listing does not create a brokerage relationship, an agency relationship or any duty on our part. We represent a seller only when there is a signed listing agreement, and we work with a buyer on the terms that buyer has agreed to in writing.

Note who pays us, because it decides who we act for: our fee is a commission paid by the seller at closing. Buyers pay us nothing.

Listings on this site are anonymized summaries. They are prepared from information the owner gives us, and while we do not publish what we believe to be untrue, we do not independently audit a seller's financial statements. Nothing on this site is an offer to sell a business or a solicitation of an offer to buy one.

Do your own due diligence. A listing can be withdrawn, go under contract or change price at any time, and what you see here may be out of date by the time you read it.

Our valuation is free, and it is an estimate. It is produced from figures you supply, using industry data and a third-party valuation platform. It is not a certified appraisal, it is not a fairness opinion, and no lender, buyer, court or tax authority is bound by it. What a business finally sells for is decided by a buyer, not by a report.

Send us accurate information and do not send us anyone else's confidential material without the right to do so. You keep ownership of what you send; you give us permission to use it for the purpose you sent it for. Do not use this site to break the law, to scrape it, to attack it, or to market anything to us.

Where you sign a confidentiality agreement with us or with a seller, that agreement governs the information it covers, and it survives these terms. Nothing here reduces it.

The text, photographs, logo and design of this site belong to Beehive Business Brokers LLC or are used with permission. Read it, quote it with attribution, link to it. Do not republish it wholesale as your own.

We link to other sites, lenders and resources when it is useful. We do not control them and we are not responsible for what they do.

This site is provided as it is, without warranties of any kind, express or implied, including any implied warranty of merchantability, fitness for a particular purpose or non-infringement. We do not warrant that it will be uninterrupted or error-free.

To the fullest extent Utah law allows, we are not liable for indirect, incidental, special or consequential damages arising out of your use of this site, including lost profits or lost business opportunity. Our total liability for any claim arising out of this site is limited to one hundred dollars.

That limit is about the website, not about the work. If we represent you in a sale, that engagement is governed by the agreement you sign with us, and nothing on this page limits what we owe you under it. Where the two disagree, the signed agreement wins.

These terms are governed by the laws of the State of Utah, without regard to conflict of law rules. Any dispute about this site belongs in the state or federal courts sitting in Summit County, Utah, where we are, and both of us agree those courts have jurisdiction. There is no arbitration clause here: for a disagreement about a marketing website, a court is the simpler and fairer venue.

We may update these terms. The date at the top of the page says when they last changed, and continuing to use the site after that means you accept the change.
